Villa Armonia, is a stunning modern villa nestled in a lush park of olive and citrus trees, offering breathtaking sea views. Located just a short distance from the charming town of Cefalù, the villa sits in a tranquil residential area with few neighboring houses, ensuring a peaceful retreat.

This one-story villa is fully equipped with a cooling system and features four spacious bedrooms, each with direct access to the garden. The heart of the home is the expansive living area, featuring a state-of-the-art kitchen seamlessly connected to an outdoor terrace, which includes both dining and seating areas—perfect for enjoying an aperitif while watching the spectacular sunsets over the sea.

The garden is home to an infinity pool, located on a large wooden platform that serves as a solarium. Here, you can relax and take in the magnificent sea view through the surrounding trees. A short walk from the villa takes you to the rocky coastline of Finale di Pollina, where you’ll find beautiful beaches and crystal-clear coves.

Cefalù, with its vibrant selection of restaurants, bars, and shops, is just a 30-minute drive away, while the picturesque Madonie villages, such as Castelbuono, offer local delicacies and historical landmarks. For outdoor enthusiasts, the Parco delle Madonie offers scenic hiking trails with expert guides. Palermo, the regional capital, is only an hour’s drive away, where you can explore its famous sights, including the bustling A’Vucciria market and the iconic Norman Cathedral.

Interior:

From the private parking area, a few steps lead up to the spacious terrace, featuring a comfortable outdoor sitting area. A French window opens into the villa’s interior, which is laid out on a single floor. Upon entering, you are greeted by a bright, open-plan living area, including the dining room, a modern, fully-equipped kitchen, and a cozy sitting area with a decorative fireplace. Adjacent to the living area is a guest bathroom for added convenience.

Layout:
The living space flows into the sleeping area. On the left side, you’ll find a double bedroom with a sea view, an en-suite bathroom with both a tub and a shower, and a French window that opens directly to the garden. On the right side of the living area, along a corridor, there is a laundry room, a double bedroom with an en-suite bathroom with a tub and access to the terrace, and a further double bedroom. The final bedroom features a queen-size bed (1.40m) and shares a bathroom with a shower with the other double bedroom.

Park: The villa is surrounded by approximately 9,000 square meters of beautiful land, featuring olive and citrus trees, majestic pines, and vibrant cacti. The terrace in front of the house, paved with ceramic and terracotta tiles, offers a lovely area to relax on the large sofa or dine outside under the cane canopy. From here, you can enjoy a stunning view of the pool and the sea. Please note that the photos were taken in spring, so the blooming flowers and grass colors in the garden may differ at the time of your arrival.

Swimming Pool: The pool area is located on a terrace below the villa, around 10 meters away, accessible via a flight of 15 steps. From here, you can take in breathtaking views of the sea and, on clear days, spot the Aeolian Islands, Alicudi and Filicudi, on the horizon. The rectangular infinity pool measures 4 x 11 meters, with a constant depth of 1.30 meters. It is lined with PVC and features chlorine and salt purification, as well as brick steps for easy access to the water. The pool is surrounded by a large wooden solarium of about 50 square meters, equipped with sunbeds, umbrellas, and a solar shower. The pool is open from the last Saturday in April to the first Saturday in November.

Villa Armonia is situated in the charming municipality of Pollina, within the protected area of Parco delle Madonie, renowned for its cultivation of ash trees, a Slow Food Presidium. The nearby hamlet of Finale, just 3 km away, offers essential services. The coastline is characterized by crystal-clear waters, rocky inlets, cliffs, and small pebble coves, with Torre Conca being the most picturesque beach, located in a pristine bay surrounded by nature.

The coast features numerous beaches, both with and without facilities, as well as seafood restaurants with stunning sea views. Explore the small villages in the Madonie area, such as Sant'Ambrogio and Castelbuono, where you can savor local delicacies like manna, or visit Santo Stefano di Camastra, a welcoming town known for its local ceramics.
